Groundbreaking on Gerard

This is business class, in the Bronx.

Developers have started construction on a six-story office building on East 149th Street near the Major Deegan Expressway.

“I think it’s incredibly exciting to be offering Class A office space to Bronx businesses and nonprofits,” said Gifford Miller, principal of Signature Urban Properties. “What that means is that people who are part of the growth going on in this borough can provide these jobs here. People who are building businesses can afford to dream about building them in the Bronx.”
The project will have more than 66,000 square feet of commercial space and over 7,000 square feet of ground-floor retail space.

Created by Signature Urban Properties and Monadnock Development, it is considered the first new commercial building of its size to be built in the South Bronx in 75 years, developers said.

The developers held a groundbreaking ceremony on January 22.

Bronx Borough President Rubén Díaz Jr. said that many recent projects in the Bronx have focused on adding residential space or improving parks, but new commercial projects have not occurred at the same pace.

“What we’re doing here is understanding that more boxes need to be checked and that means to create office space,” Díaz remarked. “This is the first one from the ground on up that’s happened in the Bronx in many, many years.”

Kirk Goodrich, a partner at Monadnock Development, said the building’s proximity to subway and bus lines made it an appealing spot to build commercial space.

“We really wanted to do something that was a job creator and commercial because the access to transportation is unbelievable in the location,” said Goodrich, who also noted that Hostos Community College is two blocks away. “It’s easy to get to and has good access to community amenities.”

Located at 110 East 149th Street, the project is the latest collaboration between Signature Urban Properties and Monadnock Development, as the two recently completed construction on a 300-unit residential complex nearby. Díaz said the office building would provide job opportunities for tenants at the new housing complex.‎

“A lot of Bronxites wind up going to other boroughs in order to get jobs,” he said. “We want to keep jobs here in the Bronx. We want to create them here. And we want to have employers feel like there’s a home here for them in the Bronx.”

The building was designed by Dattner Architects.

Miller said that construction began in September 2019, and the groundbreaking marks the start of above-ground work.

“The foundations are all in,” he said. “We should complete the construction by December [2020].”

Rubén Díaz Jr., presidente del condado del Bronx, dijo que muchos proyectos recientes en el Bronx se han centrado en agregar espacio residencial o mejorar parques, pero no se han producido nuevos proyectos comerciales al mismo ritmo.

“Realmente queríamos hacer algo que creara empleos y algo comercial, porque el acceso al transporte es increíble en la ubicación”, dijo Goodrich, quien también señaló que Hostos Community College está a dos cuadras de distancia. “Es fácil llegar y tiene buen acceso a los servicios de la comunidad”.

Ubicado en el No. 110 de la calle 149 este, el proyecto es la más reciente colaboración entre Signature Urban Properties y Monadnock Development, pues recientemente concluyeron la construcción de un cercano complejo residencial de 300 unidades. Díaz dijo que el edificio de oficinas proporcionaría oportunidades de empleo para los inquilinos en el nuevo complejo de viviendas.

“Muchos residentes del Bronx terminan yendo a otros condados para conseguir trabajo”, dijo. “Queremos mantener trabajos aquí en el Bronx. Queremos crearlos aquí. Y queremos que los empleadores sientan que hay un hogar aquí para ellos en el Bronx”.

El edificio fue diseñado por Dattner Architects.

Miller dijo que la construcción comenzó en septiembre de 2019, y el inicio de la obra marca el inicio del trabajo en el suelo.

“Todos los cimientos están listos”, dijo. “Deberíamos completar la construcción para diciembre [de 2020]”.
