New $50.6 million affordable housing complex

“It’s a big change.”
Tremont Residences, a $50.6 million affordable housing complex, has opened in the Bronx – and Steven Wilson was among the residents that gathered to celebrate the new site.
The building features 119 apartments, including 71 linked to on-site supportive services for residents.
“It’s a big change for me,” noted Wilson. “I’ve never felt so happy in my life.”
Tremont Residences features studio, one-bedroom, and two-bedroom apartments that are affordable to households with incomes between 30 and 60 percent of the Area Median Income.
Located at 913 East Tremont Avenue at the site of a former furniture store, the building was developed by Camber Property Group and Slate Property Group, who partnered with Westhab to provide social services at the facility.
Building amenities include outdoor recreational space and full-time security, along with a fitness center, computer lab, reading lounge, and laundry rooms on each floor.
Development partners and elected officials gathered with residents on October 18 for a celebratory ribbon cutting.
“The best thing you can do for someone is hand them a key to their own apartment,” said Bronx Borough President Vanessa Gibson. “Every New Yorker, every family deserves access to affordable housing.”
Wilson said he experienced unstable housing situations for several years and was grateful to have an affordable building with security and amenities.
“I’ve come so far in the past few years,” he said. “I tried to do things the right way and do what I have to do to survive in this society.”
“You can feel an energy here among the staff, the residents,” said Wilson. “I’m happy to be here because they show me love.”
The project was partially funded by $20.5 million in subsidies from New York State Homes and Community Renewal (HCR), which currently has eight projects under development in the Bronx, according to HCR Commissioner RuthAnne Visnauskas.
“We are ‘all in’ on the Bronx,” Visnauskas said.
“It takes an enormous amount of work to get here, but it’s really nice to celebrate,” she said of the building’s completion.
City Councilmember Rafael Salamanca said the district has seen over 8,000 new affordable housing units constructed during his tenure, but voiced concern that not all areas of the city are stepping up to the task.
“My district cannot build alone. We need other districts to do their fair share,” he said.
Construction on the 11-story building was completed early this year, and its first residents moved in during May. The building is now about 75 percent occupied.
“We expect to be fully leased by the end of the year,” said Program Director Valerie Moses.
State Senator Luis Sepúlveda praised the social services provided in many new affordable housing developments.
“This is one of the poorest communities in New York City. These are the kinds of services that are needed,” he said.
Among the services offered to residents are financial literacy and employment assistance.
“Many people come here with no jobs. We’ve already got 15 people working since they moved in,” said Moses.
Percio Bernal, Director of Supportive Housing at Westhab, said residents of the building’s 71 transitional housing units come from the shelter system or unstable housing.
“A lot of them are just readjusting into society,” Bernal said. “We get them housing, then we work on other barriers.”
Bernal said that some residents are initially reluctant to accept services.
“It’s a lot of adjustment. They’re not used to having access to these things,” he said. “It’s about building trust. You can definitely see the difference it’s making in people’s lives.”
“We have given stability to many New Yorkers who have given up and truly do not believe that government cares,” said Gibson. “Tremont Residences proves that we not only care, but that we are ready, willing and able to do the work.”

Situado en el No 913 de la avenida East Tremont, en una antigua tienda de muebles, el edificio fue desarrollado por Camber Property Group y Slate Property Group, que se asociaron con Westhab para prestar servicios sociales en las instalaciones.
Los servicios del edificio incluyen espacios recreativos al aire libre y seguridad las 24 horas, además de un gimnasio, un laboratorio de informática, una sala de lectura y lavanderías en cada planta.

“Lo mejor que se puede hacer por alguien es entregarle la llave de su propio apartamento”, dijo la presidenta del condado del Bronx, Vanessa Gibson. “Todos los neoyorquinos, todas las familias, merecen tener acceso a una vivienda asequible”.
Wilson dijo que experimentó situaciones de vivienda inestable durante varios años y que estaba agradecido de tener un edificio asequible con seguridad y comodidades.

El proyecto se financió parcialmente con $20.5 millones de dólares en subvenciones de Renovaciones Comunitarias y de Hogares (HCR, por sus siglas en inglés) del estado de Nueva York, que actualmente tiene ocho proyectos en desarrollo en el Bronx, según la comisionada de HCR, RuthAnne Visnauskas.
“Nos hemos volcado en el Bronx”, dijo Visnauskas.
“Ha costado mucho trabajo llegar hasta aquí, pero es muy agradable celebrarlo”, comentó sobre la finalización del edificio.
El concejal Rafael Salamanca dijo que en su distrito se han construido más de 8,000 nuevas viviendas asequibles durante su mandato, pero expresó su preocupación por el hecho de que no todas las zonas de la ciudad estén dando un paso al frente.
“Mi condado no puede construir solo. Necesitamos que otros distritos hagan su parte”, dijo.
La construcción del edificio de 11 plantas finalizó a principios de este año, y sus primeros residentes se mudaron en mayo. El edificio está ahora ocupado en un 75%.
“Esperamos estar alquilados a totalidad a finales de año”, dijo la directora del programa, Valerie Moses.
El senador estatal Luis Sepúlveda elogió los servicios sociales que se prestan en muchas de las nuevas viviendas asequibles.
“Esta es una de las comunidades más pobres de la ciudad de Nueva York. Este es el tipo de servicios que se necesitan”, dijo.
Entre los servicios que se ofrecen a los residentes están: educación financiera y ayuda para el empleo.
“Mucha gente viene aquí sin trabajo. Ya tenemos a 15 personas trabajando desde que se mudaron”, dijo Moses.
Percio Bernal, director de Viviendas de Apoyo de Westhab, dijo que los residentes de las 71 viviendas de transición del edificio provienen del sistema de refugios o de viviendas inestables.
“Muchos de ellos se están readaptando a la sociedad”, dijo Bernal. “Les conseguimos una vivienda y luego trabajamos en otras barreras”.
Bernal dijo que algunos residentes son inicialmente reacios a aceptar los servicios.
“Es una gran adaptación. No están acostumbrados a tener acceso a estas cosas”, dijo. “Se trata de crear confianza. Definitivamente puedes ver la diferencia que está haciendo en la vida de la gente”.
“Hemos dado estabilidad a muchos neoyorquinos que se han dado por vencidos y que realmente no creen que el gobierno se preocupe”, dijo Gibson. “Tremont Residences demuestra que no sólo nos importa, sino que estamos preparados, dispuestos y capacitados para hacer el trabajo”.
